Since 1978, ECCI has surveyed and implemented real time metering, automation and energy conservation methods in over 500 facilities. Our Energy Conservation Professional Services Programs searches every avenue to uncover savings for The City of Miramar through analysis of energy consuming equipment, building profiles, and operating practices. We go beyond this, however, to understand your utility structure, consumption charges, demand charges, and rebate structures. This program is designed to provide more consistent comfort, lighting, and equipment reliability in occupied spaces. Better facility environments have been shown to raise occupants work performance.

Our Energy Conservation Professional Services Program includes:

Technical Energy Analysis
The data collection effort to compile a Technical Energy Audit will follow a four-tiered approach to identify specific opportunities by building, system, and operating environment. The four areas of this program apply to our clients and will be self implemented as a part of this Energy Efficiency DOE Block Grant Energy Savings Program. The four areas are as follows:

  • System Operating Strategies
  • Operations and Maintenance (O & M) Improvements
  • Facility Modernization and Retrofits
  • Utility Purchasing and Monitoring Programs
System Operating Strategies
Improvements in operating strategies will be pursued in three categories:
  • Regular Calibration Procedures
  • Operating Enhancements
  • Changes in Staff Behavior
We will categorize and identify existing control strategies, as well as summarize opportunities for improvements. Improvements include integration of the Energy Management Systems, fine-tuning existing controls or enhancing operation of existing electric / pneumatic / manual controls, or replacing the pneumatic controls with DDC electronic controls. Affected systems include chilled and condenser water optimization, steam and hot water control and distribution, optimized control of airflow distribution, boiler combustion controls, and optimized control of heat recovery or economizers, space temperature control strategies, and scheduling of HVAC systems.

Tasks would include establishing procedures for regular calibration of control systems to ensure that established strategies are followed, development of new control strategies to exploit identified opportunities; and training of staff to implement these new strategies.

Operation and Maintenance (O&M) Improvements
O&M improvements include better preventive maintenance procedures, minor equipment installations such as motion detectors and dead band thermostats, control calibration, and other such measures. Also included are standardizing on higher efficiency maintenance replacements. Northern Resources and Energy Controls offer capabilities in evaluating and recommending services programs. These programs are designed to assess your current delivery system, identify opportunities for improvement, reduce overall cost of outside contracts, and improve the maintenance, tracking, and reporting.

Facility Modernization and Retrofits
The areas of Modernization and Retrofit will be identified and prioritized as to the potential of the energy savings. Affected systems included inefficient lighting systems, boiler systems, chilled and condenser water systems, domestic water system, air and water distribution systems, package equipment, controls systems, and building envelopes.

Utility Purchasing and Monitoring Programs (REBATES and GRANTS)

We will pursue a number of tasks under this category. These include:
  • Utility Sub-metering
  • Utility Incentive Program Management
  • Electric Utility Rate Evaluation and Selection
In many cases, negotiations with the utility supplier and/or metering changes can result in shifting various loads to more favorable rates. We will identify all existing rate structures; identify any possible improvements; and negotiate with the supplier to implement these improvements. 

ECCI believes that the success of a guaranteed savings project is based upon actively monitoring and diagnosing the problems in the operation of the building before significant losses in energy savings occur.

Utility Data Management (Ongoing Monitoring of utilities and vendors)

After researching all savings Energy Conservation Measures (ECM), ECCI will put together a “shopping list” of potential ECM‘s to put forward to our clients.
